Hey Eric,As Arpan mentioned, a good place to start would be going to some networking events in the area.

My college major was Church ministry: youth ministry which is pretty unrelated to sales for the most part, but I am confidently able to plan events, teach/speak in front of crowds, and create event calendars/documents/liability forms.

In any event, it is on a good block in a great neighborhood, so it could make financial sense.  

It's an ok deal but not so great once I have to add in water extraction, repairs, and potential mold remediation.Has anyone ever backed out of a deal while under contract due to a sudden event like a basement flood?

In the event of an notification of assignment of this contract, the Earnest Money becomes non-refundable and will be immediately released to the seller without future obligation.

IN this case neither applicant can afford the rent.When you end up in court you want to be able to collect from either tenant in the event one is not working.PS: for future reference posting or showing a indivulaes personal financial information collected as a landlord is a violation of their legal rights.
