@Brian Garlington I just reviewed a lease with the clause permitted reasons for eviction “such as non-payment of rent, breach of lease, damaging premises, drug or other illegal activity, disorderly conduct, rehabilitation of unit, landlord or relative occupancy.”In speaking with an agent he too was under the impression a buyer (landlord) could move into the unit they were purchasing, so I’m wondering if there were 4 owners could they all 4 move into a 4-plex and effectively require the tenants (on month to month leases) to move out?

IF the business goes south but the real estate is performing well, the lender should trust you from a real estate standpoint.I would also suggest speaking with your current lender and telling them your situation...

Yes you're probably right about speaking with another company and seeing what they have to say as it seems like one foundation or slab should cover all attachments to the dwelling.

I cannot speak much to private money lending, but you've got the right long term goals in mind of a quick flip then conventional refinancing out of the hard money loan to minimize risk in the long term.
