Everything you just mentioned implies distress of some sort or another; in addition, absentee owners (rental properties, etc) are probably more likely to work with you on the numbers you need as a wholesaler.

I don't do this sort of deal, but know folks who do, and have never heard of a loan being called.Now, I do think there's a risk here.

But there are times when you just cannot flip the property to an end investor, and you will need some sort of protection and risk minimizer to get your earnest money back.REMEMBER ALWAYS send any earnest money you do put down, to the title company, NEVER give it straight to the seller, you will NEVER see it again, even if the seller defaults.

Josh,You have to go through the files manually, record the information you need (property address, executor, attorney, etc...) into some sort of spreadsheet or on paper.
