I want her to treat rent very seriously and not like “the easiest thing to skip”.  

At which point I wait for the foreclosures to start hitting the market and go skipping through town like a kid in a candy store.

My advice: read the books, get a second opinion on anything you find questionable, and skip the RDPD seminars. 

I think the key to this market is to skip the MLS and find deals by using a Wholesaler or being one yourself.  

Self managing does not require the type of reporting you need for 3rd party management so the big ones Like appfollio, propertyware and rent manager you can likely skip over.

Do you use the full method when first sorting properties or do you skip some steps at first to bring the cream to the top? 

I had one who almost skipped a crawl spade once because us was slightly hard to enter so that was my wake up call that you need to be a curious George in inspection day and really poke around.

Otherwise, everybody would be finding a way to skip their payments.
