@Terry Lao For sure, and there is maybe close to several hundred thousand peeps a 45 minute flight away that probably are looking to invest in something RE and are probably getting pretty tired of getting outbid a dozen times in row. 

After reading several post and   listening to a few podcast, I have settled on  investing in below market multi-family properties with the potential for good cash flow and equity growth.  

Appreciation wasn't needed as much as a cash flow to live on. 1031 exchanged into cheaper c class properties, several bank owned.

Your questions gave me several things to look at and consider.
