Hello everyone, I posted about 6 months ago whether to sell or hold my condo. 

Currently there are single wide trailers that are selling for over 200,000.

I’m wondering if I should just avoid the headache of renting and just sell or if I’d be making a huge mistake since I have $0 down and locked in at 3.25% interest.

If you sell via land contract, you would still own it as the deed does not transfer until the contract is paid in full.

I havent been able to find anything in my area that pencils out as cash flowing in a LONG time.... but places are still selling fast and above ask, so maybe I'm missing something

Will your identified markets be an easy or difficult area to sell once it’s time?

We created a contract for deed when we first acquired the property but now we are trying to sell since the person who owns it wants it out of their name.

Built a portfolio of 13 doors i over the course of 6 years while working a W2 before selling everything in 2019.Left my W2 around 2016 to work for a MF syndicator full-time for about 6 years (2016 to 2021) which grew to a little over $1B in AUM.

. - $500 HOA fee monthly- $230,000 Sell price- The $75,000 spread is the owners equity that is proposed to be amortized over 2 years. $3100 mo- Assumable VA loan. - Market rents: $1900-$2100- Sell Comps: $230,000Situation: I don't have the cash to service the debt while repairs are being done.
