If you sell via land contract, you would still own it as the deed does not transfer until the contract is paid in full.

We created a contract for deed when we first acquired the property but now we are trying to sell since the person who owns it wants it out of their name.

In any event, with such a stable market (up til this point) lenders are better off holding the loan and foreclosing as they would recoup most if not all their capital, so no need to sell at a discount.
