Vacancy is definitely an estimate and it's possible that could push these expense numbers higher over time.

The first asking price was 45k, it was up to 55 when I came into bid, and I bid up to 71, but I think it was mostly getting pushed up by the bank.

You are just making a "donation" of the fee for her benefit.As @Dawn Anastasi said, you can also try more of a strong arm approach where you start pushing her to motivate and move her stuff.

Another thought , readjust the toilet to use more water per flush , you may not be getting enough head to push the load thru .

With that said, there are folks buying ALL around here and a lot of the bad tenants are being pushed out by owner occupants and people like myself that will only place good tenants.
