For what its worth to anyone else, we sent the inspection report to a masonry repair company and they quoted us at $3000 which is way less than what I had feared.

Getting a police report filed is important if you end up going the eviction route. 

They will also need to get a Verification of Mortgage form completed from your current Lender, since the mortgage history won't be reporting on your credit report.

The IRS doesn't know your parents own the property because you have reported all of the activity on your tax return.2.
