Hello, I'm looking to buy a residential 6 unit property (which would require a commercial loan). 

After the inspection date I believe you are obligated to purchase the property. ( Or could lose your EM ).Im sure the 21 days is totally sufficient if the property is a WINNER.

Do you have any particular markets or property types you’re focusing on?

Right now, there isn’t much opportunity for rental income with my current property.

Investing in Columbus, Cleveland, Akron, and Cincinnati in properties 3+ bed, 1000+ sq ft, cosmetic rehabs for long term rentals.

Looking at a few chalet style properties in that area and interested in insight from others.

The note holder does not own the property, only the debt on the property. 

What would be the % or $ figure on a Subject To take over on existing loan on tenanted rental property ?

FHA allows for a lower down payment but they are not for investment properties. 

I've never had a listing anywhere near this price range but I would begin to research the kind of people my buyer's would be, what kind of jobs they would have, where I could meet and find them.Secondly, I would get professional photography of the property and expose the home on social media and pay for ads on instagram, facebook and anywhere else it would make sense to.
