There are great tenants out there- as a landlord you have to be patient and screen properly.

Besides, brokers are licensed by state, so a NY broker can't do anything for you in CA unless he's also licensed in CA.

It also can provide income without too much risk as long as they've received a sizable down payment and properly filed lien on the property. 

If your managing your own properties that you have a clear ownership interest in .. no licesne requiredif your managing properties for your clients IE collecting rent.. negoatiating leases etc.. then yes you need a brokers license with a PM component.. and you would have to work for a broker for 2 years then sit for your principal broker exam pass that and the property manager component..does not matter resi or commercial.. reason is your handling lots of money for investors and or negotiating contracts state wants those folks to be licensed and accountable. 

Most LO's do not own rental property and just do not understand the guidelines properly. 

I'll probably hold off on getting a license until I have a place to park it. 

If I need to take a tenant to court, I want their SSN, Date of Birth, and driver's license number.

Don’t forget to check if he is license to install roofs.
