@Tony Gunter  yes frustrating.. part of it I totally blame on the absolute rampant practice of the wholesale community there tying up MLS properties and flipping those like they were off market true wholesale deals.. the apprasiser are not dumb...

there was a lot of failures in this model with some of the poorer providers who are no longer in business. this led most TK operators to only offer product post rehab and many with tenant in place.. of course the holding costs of doing this must be backed into the end price.So if you can find a VERY good and reputable company that can do pre hab type deals you should be able to get a better buy as it relates to basis in the property.

HI BP community I have a land that I want to build several houses on it, and I am looking for a good a builder who I will going to have good sustainable long  term relationship. since I am building those houses for rent  and not my own dream house, so they must be as efficient as possible and quality for rent.
