Karen gets a little carried away, where would you draw the line, the next block down, 2 miles away......really now....Just because someone got nailed as a SO is no reason to go off the edge.

I find inadequate insulation, mold on vapor barrier, no vapor barrier at all, studs not nailed together in corners, seeping at shower fixture connections, fixture not properly secured to framing, etc. etc.

And is that hardwood floating or nailed down?

They look at those things but they tend to be secondary.When investors get 3,5,10 million net worth and up what they usually look at is (What is the annual yield, is it a headache, how safe is the investment and preservation of my capital?).

@Danny Mansukhani  when I was first introduced to Charleston by one of the TV Guru's  ( god forbid) he nailed this market 5 years ago and thought it was the place to be.I was not so sure.. first home we did on the west side there was a leap of faith and we did not do that great on it.. but we sold it to Shep of Southern Charm fame..now 20 plus new builds later we have kind of pioneered the infill along with Luxury Simplified and a few other infill builders.. we have another 7 homes on the books for the rest of this year.but finding lots now that the cats out of the bag is become pretty tough..

And you should be able to get good tenants that preserve the property.
