Does the lease bind the renters to the property with the owner being SOL or does the homeowner have the authority to take back possession of his home thus making the renters SOL? 

We have a very large population over 70 years of age that possess a lot of real estate.

Access to the land may be granted through adverse possession if the current owners have been passing over the neighbor's land for many years.

Before settlement is complete, while the transaction is still in the titles companies possession is it there (Title Company) responsibility to disclose any Code Violations a property has (if any) before settlement?

Buyer and seller just agree to how the buyer will take possession of the property.

The lease is signed and first and security is in our possession, however the lease doesn’t officially start until Aug 1.
