I've had to check it off a few times and so far I have never been denied possession.  

I asked for possession of the property and November rent which I was awarded both.   

If you win that sort of an auction then you pay your winning bid and any fees and you get possession of the property. 

If I'm understanding correctly,he moved out Aug 25 but paid rent until the end of September then he did give you a 30 day notice through giving back possession of the apartment and he paid you for that 30 day notice.

You can see if the allowable rent increases were given, etc.If the old lease is substandard, or you only have the estoppel, I'd talk nicely with the tenant, once you take possession, and see if they are open to signing a new lease, so you guys have all your terms straight.

They won't owe you any money you can collect without court action, which you can't do.. and they won't owe new owner until date he takes possession. 

An eviction reads:Current Owner vs Tenant with the current owner seeking possession of the property. 

How did you take possession and the owner was still able to redeem.

.- Also when you have the court case, they likely won't show up which mean you can only get Possession (eviction) and not a money judgement.

Once you have the security deposit in your possession you must let the tenant know that you are now holding onto it.
