Virus or not, a good lease is the main tool you have against whatever tenant vs landlord arguments may exists. 

As for the almanac - I used to buy it, but we created our own internal tool that we use and teach people how to do this on their own with a little more accuracy on a per deal and per market basis. 

What is very popular, ...each month, upon receiving a payment, I promptly send an "email receipt", with an updated payment schedule (my tenant-buyers "depend on these monthly email receipts" --- "they love it"!)

It was a great place in a popular neighborhood and then I had to move back to California so I just kept it there and I am currently renting out here. 

I would suggest thinking of a cost segregation as more than a tax tool.

People, real estate investing isn’t a darned popularity contest or social media attention grabber.

Like all tools, it can be very powerful if used correctly and it can be dangerous if not used properly. 

Using the BRRR strategy is a powerful tool.
