But if they are savvy money people and they trust you (which I bet the do), then this seems very doable.

hate you and think poorly of you because you're taking so much of their money-- even if you're providing them a beautiful and affordable place to live! 

One of the keys to profitability in mobile home parks is the fact that so many of them are poorly run by mom and pop operators.

Best bet is to have them sign it and send it to collections to make sure they actually pay it.

Your best bet here is to get everyone terminated and start over if possible.
