Get pictures, send notice via certified mail (and keep receipt), show trash clean-up receipts, do something to justify your claim... or I wouldn't bother with court.

It was a pocket listing - your mistake was bringing your own agent into the picture; the listing agent apparently was looking for both sides of the commission, not having to co-op.

I am not sure how much I have saved from having very limited turnover but I know it is more than the few thousand dollars I may have saved by going with a 'cheaper' home by a provider who doesn't get the big picture.
