Hi all, I'm a newbie to Bigger Pockets and have 3 questions that came out of the 90 day challenge webinar.

My personal preference is to talk with someone who is where you want to be.

I've noticed that the margins for both cash flow and rehab projects are indeed razor-thin, with Cash on Cash Returns often falling below 5 percent and ROI not being particularly attractive either.Given the challenges in the DC market, I'm open to exploring investment opportunities in other areas.

My biggest challenge was finding an effective property manager as I was not able to manage it myself.

Unless you can walk the real estate walk with these folks, hire a reputable person to represent you.

I have several clients that 'self-manage' or have a full time private manager that has enabled them to offer their manager/cleaner (occasionally the same person or couple) double the hourly cleaning rate (compared to national PM companies) while reducing the booking/cleaning fees for tenants.
