Davenport has some great vacation rental communities, with amazing amenities for guests that perform extremely well.

I suspect one of them is about adding a section (extra rooms, bathroom, extension to the basement) to the property (there is no description on the OPRA report, I plan to call the town to confirm).

Could also be something as simple as downspout extension and grading of the yard. 

They should have tools and knowledge on how to analyze the performance and potential of a property.5.

Sometimes it can be well worth your while to pay an experienced professional and then shadow them while they perform the work so you can pick up on their knowledge.

Some people perform value add improvements to increase rent and cash flow.

Basically, getting the most stretch from my dollar to move into the 'safe zone'- I'll include a few links on refinishing some basics that are cheaper that replacing if you can do yourself.
