The main neigborhoods I am looking at now are East Atlanta Village, Adair Park, Old Fourth Ward, and Grant Park due to the fact that these areas are in my price point and I believe they are on the rise, but I want some data to prove that before I just dive in.

I've also purchased a property through foreclosure that could have easily supported the debt on it but was managed so poorly that the owner couldn't keep it.I personally would feel comfortable with as much as 60% of my income going to debt service, however that would not be ideal - 50% or less keeps me happy and sleeping well at night.

I did get late night calls about the quad, to get the kids truck un-stuck from the back yard where he progressively slipped on wet grass and was messing up the septic field, which was already at functional risk for the old property.
