The new stock (Mill at Broadway, Curtis Park Village, etc) are modern townhouse style 2/3 stories and pretty narrow.  

If you live in one unit and rent the other, the banks will be very agreeable.When you narrowed down your neighborhood, find an agent who is also an investor and learn the local habits of buyers and sellers.

Low slanting roofs such as on the dormer are always a problem area for leaks.It might also be possible to put a narrow balcony in front of the dormer to break up the flat appearance.
