I do apologize that you're dealing with this situation (never easy); but once you're ready, there are definitely some great resources out there that can help you to get the place rented fast (ie. publish a single listing and that listing is then automatically syndicated to 10+ platforms; thorough tenant screening tools, so you can mitigate your risks of having to deal with something like this again; as well as leases, online rent collection, and maintenance tracking).

@Jessica WoodCrowdsteet is a platform that lists syndication opportunities but they also do a lot of due dillegence on syndicators as well .

My suggestion would be to continue to further your education and build more knowledge before deciding one thing or the other.Listen to Podcasts, Read blogs, forums, books and/or book time with more experienced people on the platform to discuss/clarify questions you might have. 

@Zach Bollman , you can get around that with syndication funds and/or crowdfunding platforms.

You'll see closer to 1% in Baldwin County and 2% or close to it is obtainable in Mobile County. 

Not what I was wanting--or expecting--to hear.Turns out, they didn't have a VIN number, or a HUD number (assigned to all mobile homes by HUD after 1979, I believe?)

If you want to keep track of all your accounting and save time at tax time you might consider a full platform too. 

Me and the wife decided to start small and try our hand with mobile homes as it is easier on the wallet for now.
