Hello Jonathan, I agree with everyone else, price is generally the issue, but I would also encourage you to research all the homes sold within the area for the number of days your homes been on the market (expand your radius by at least 10-15 miles) so that you have a firm understanding of the types of homes sold in comparison to your home. 

I am thinking perhaps .5% of the sales price to as much as 1% of the sales price if I drive over 50 miles (one way) to visit a property.

@Andres Vanegas there are a few exceptions like if you have to relocate at least 100 miles for work.

First and foremost, if it doesn't pan out, you're still miles ahead of other investors so don't get down on yourself.
