Looks to be only about 50-60 sq ft so I would anticipate about $250 in materials and 4 hrs of labor if your handyman knows what he is doing.

Unfortunately, I've never found any good reading material concerning owning multifamily properties.

Ultimately...if you are pre-approved, the numbers work, and the lender can close super-fast there ought to be no material difference in the seller's eyes, right?

That and a healthy commodities/precious metals portfolio (yes i've taken quite a beating over the last 6 months).Also on the recent Cyprus situation.

I'm not a landlord (yet) but have had many in the past...from my experience and others I've spoken with and all the landlording materials I read say the same thing, do not waive late fees - tenants will abuse it in the future and take advantage of you.
