We are seeing this in the RE investment arena, but it is an easier mental leap to invest elsewhere than to move your life.

I think I'd be in a much different mental spot if I hadn't taken advantage of the opportunities I did have when I had them.

Not all tenants have the "entitlement" mentality where they feel they can boss their landlord around whenever they want because they are paying outlandish rent money to you (in their mind), but the ones who are like that will drive you bananas.  

Before I make my first deal I'm reading all the books I can including yours and @Brandon Turner's book along with Many others and listening to the BP podcast and saving money as fast as it's coming in so that hopefully when that first deal presents itself I'm financially and mentally ready!

The old school mentality that you need to save and then buy is exactly that...old school. 

Things I've denied: Jamba juice because it improves someones health/mental capacity to do their job: DENIED.Hair cuts: Because someone needs to look professional.

This can often be a homeowner who really doesn't want the property anymore, and thought they had no way out, so if you can just pay off the mortgage, back taxes, etc. that might be all they need.If you've exhausted the tax records, try googling their name and address, or search for them on Facebook.

Sounds far fetched when I talk to others without the investor mentality but with right resources this will be accomplished.

Honestly I do have another tenant that is also qualified to choose from, but this lady applied first and as I was mentally going thru my options this question came up!.

From what I'm reading here (and all over BP) is that's not necessarily the way to go.I think the biggest mental hurdle for both of us is that cash flow is better than equity - especially when we're so close to paying it off.
