If you have a tenant applicant who is qualified in all aspects except they have bad credit due to medical, would you require first months rent AND 2X securit deposit or First, Last and one month security deposit?

I quickly got coverage but damage to rented premises, medical expenses, and personal injury were excluded (which makes we wonder what I'm paying for).

@Kyle Scofield, by virtue of the fact that you provided more than one-half of your own support in 2015, your parents cannot claim you as a dependent.Keep in mind that support includes amounts spent to provide: Food,Lodging,Clothing,Education,Medical and dental care,Recreation,Transportation, andSimilar necessities.So if you provide more than one-half of these amounts for yourself, you cannot be claimed as a dependent."

I am not sure of the need to max out the HSA, when I had one it was use it or loose it per year, so I would normally just put in my medical insurance costs and an approximate of my known expenses so I would not be flushing money.Put the rest in a short term bond fund (Vanguard has a few you get a check book for it and it makes about 3% a year), and save for a few years while you learn about real estate investments.

Attention Bigger Pockets Landlord Community,I have a tenant in Baton Rouge, LA in a low income subdivision whose daughter (living with her) has been dealing with cancer and was given up on by the medical community and she was sent home to be comfortable as the end of her life is expected soon (but she keeps hanging on).
