Would it be consider as an appreciation market yet or just more like cash flow type of deal (since housing price is still fairly affordable)?

A real estate agent can wholesale which solves a lot of the legal issues.98% of “wholesalers” spend $5,000 in advertising and expenses without ever doing a deal before they go on to do something else.

I do flips to multi-unit holds - picking up a nice creative finance deal in Wasilla shortly that I'll STR and a multi-unit in Chugiak.

Maybe I just have bad agents   My 2 thoughts on this are1) Maybe you haven't found a good agent, or the right agent for you.2) Maybe you have unrealistic expectations for the market, thus leading to a high number of offers with no deals closing from them.Also, #2 there, doesn't necessarily preclude #1 from being true.

Reasonably priced good quality stuff, or good deals on nice (but not that nice) things are the way to go.
