check with a local attorney there are rules for filing liens of course anyone can file them but that does not mean they were filed legally.. in most states you have to give a PRE lien notice in writing and by certified mail.. you have time limits to file it.. so if they try to cloud your title they are taking a risk of slander of title. not that they have any money to pay if they lose but you can fire back with that if you need to.

Houfy is a great cheap option, but I highly recommend creating a branded website to enhance your guest experience and be able to house resources, local favorites, etc. 

@Max Murin I think you can learn a ton just off of free education with youtube or learning from someone locally and provide free labor.

if you don't have that relationship you need to get on site as often as possible to ensure things are going well or hire a local property manager to oversee things for you and then rent it out for you.

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

Go to BUILD YOUR TEAM at the top of the screen and look for local investors or meetups in your area.

Most towns/cities have a master plan for the aspects/areas of the city that they are actively focusing their efforts on, and are pretty thorough with specific plans for carrying out those efforts with estimated timelines etc.

Also, stay tuned to the BiggerPockets Podcast and try to attend your local REI meetups to build up a strong network.
