My mother owns another, larger interest.

A lot of the larger facilities will take Medicaid if someone comes in private pay and can pay private pay for a year or two years or whatever their guidelines are - some facilities will move you to a different room (shared room or possibly a smaller one) it just really depends on the facilities policies.   

It cuts down on the spare material you need to keep on hand and you can buy in larger quantities, which saves money.

I learned a lot about what to do, and what not to do, and how to network effectively.I also have been fortunate to have input and training from some of the absolute top people in the business which further reinforced my choice of multi-family. 

I do not rent to families, prefer seniors, so your plan to turn it into a 2 bed would be my choice.

Instead of looking for a broker, who might only be knowledgeable about transacting real estate, I suggest you talk to some of the larger HMLs in the area.

It  took that long due to it being a much larger job than we thought (lots of surprises) not having the money up front and paying for it from my income. 

Surprised real estate doesn't play a larger role in a wealth management and legacy planning practice.
