The kitchen on both floors is non existing- Basement and attic are completely gutted plus it looks like it might need a new roof and siding on one side of the building.  

Rent in her area is $1400 on the low end and her home has 2 master bedrooms and a decent sized lot, with a new kitchen and bathrooms.

Also, in the kitchen there is a radiator taking up a decent amount of space that could be used for lower cabinets instead... the kitchen is pretty small so all area counts, what do you do?

Any advice or things I should know for a first timer?  

Here is a little background: This is a 3 bed 2 bath built in 1984 Location: Eden Prairie MN Market value: Redfin = $204,504 Bought for $186 k in 2007 To make it rent ready, we are in the process of removing the very old carpet in the living room, hallway, kitchen and dining room and replacing with smart core luxury vinly with hardwood look.

Then I replaced it with some leftover granite from the kitchen remodel in the same house.

The house is from the 30's and it looks it will need quite some work (roof, bathrooms, kitchens, refinishing floors and siding).I was wondering if anyone can refer me to a reliable and honest contractor in the area.Cheers!

Could also be the damage you noticed on the roof while looking at it from the backyard or moisture you saw under the kitchen sink that "could" cost a lot of money to repair.

Or the cabinets in the kitchen look newer, but it seems that the end pieces of the cabinets were not put up (you could see particle board at the end of some sections).
