I think with a rental portfolio the key is to get a few of the properties paid off 100%, and then get lines of credit against them.  

Having good people on the ground is the key, and totally doable !

It is imperative to check the landlord-tenant laws for the jurisdiction of the rental property.We collect the security deposit upon signing of the lease/rental agreement and do the move-in condition property inspection report before we hand over the keys.

If you got less money, then you are giving it to a turn-key operator some place in the mid-west to buy you some pigs. 

Gist of the idea is you develop your marketing advertisement (think: car magnet), hire a driver who is already actively driving around (Lyft, Uber, etc), and have someone (or many someones) marketing your company while they drive. 

Purchased a turn key a few weeks back and leased yesterday to awesome tenants for $400/mo net cash flow (SFH).
