@Ned Carey that is an excellent point If i work hard enough it doesn't matter if I'm at the closing or not as long as I can do my job as the wholesaler establishing a Win-Win scenario for both seller and flipper/renter.  

I would love to know how people’s schedules are I want to create a schedule of my own and follow it

In our area, when a HA worker is out, no one steps in to do their job, no matter what it is.  

Can you quit your job and do this, paying yourself what you would have paid a contractor?

I left my previous job in the Tech world in search for adventure (found a sailing boat) and have just made my first single home purchase in order to get my hands dirty and learn by doing and most possibly messing up a few times. 

I hired a general contractor to do a foundation replacement and several other smaller jobs on my house.

We are recnetly married.We are hoping to put only her on the loan as I am going to school and currently have 7 rental properties and no savings or income so I am pretty much tapped out.My wife has a steady job with solid income and excellent credit.

Work with them to make their job easier (like buy extra linens, better laundry infrastructure, ect.). 3.)
