Hi All, although this closed back in June wanted to share with everyone my first "intentional flip".

And yes, the intent is to resale a few at a time instead of going through the time it takes to sell 1 unit at a time.

My intent was to use it as needed for rehabbing two tax lien properties and then once properties were sold, replace funds and repay loan off early. 

In other words, maximize the leverage in my home to buy as many rentals as I can, with no intention of paying extra towards my mortgage (or paying down a HELOC). 

Sometimes owners are reluctant to pass out that info without a Letter of Intent.
