There are some people who claim that their central nervous systems are effected by exposure to mold toxins (Stachybotrys toxins are the most commonly blamed culprit) but while there are TONS of anecdotal claims, there is virtually no scientific evidence that this occurs.Whether or not the presence of mold MUST be disclosed is usually an issue governed by a State's real estate board.I am from Texas.  

My wife and I are excited but a little nervous, we would love to hear the top 1 or 2 things you wished you had known when you started on your very first property. 

Don't be nervous,just put not applicable in space that doesn't concern you personally.

)        - Sued a contractor for stealing money...went to actual court for the first time.....talk about nervous!  

I can evict the tenants, remodel and re-rent within the 9 months then start knocking down the debt  quickly- I'd have it all paid off within 5 years....This makes me nervous but it IS do-able....

I am super nervous about using a HELOC to do my first BRRRR but I guess that is normal 

Prices should hold for awhile, but buyers are becoming nervous.

I did a word of mouth deal couple months ago and easier flip ever with only $3000 in quick rehab, and turned $23,000, and also did wholesale flip for $7000 on something I had under contract and decided it was too major for me to tackle with my full time W2 job.All in all, I see people willing to flip for $10,000-15000 and the safety with that margin makes me nervous considering how bad these properties are upon first glance.

Mine says if insects are inside the first 30 days, its on the landlord, after that on the renter.Outside of who pays for it...sounds gross...fix it up.
