Personally, I would feel comfortable living here, but this is just based on my perception of the area and the apparent quality of the nearby units/yards/etc.

Still waiting to see if the quality is acceptable. time will tell.

My two main complaints with PMs are:- Lack of professionalism: Shows in lack of communication, poor quality of service to tenants, lack of follow-up on owner requests, sub-par selection of tenants, etc. - Excessive cost: Advertising 10% upfront and then charging for everything under the sun is deceptive at best, and dishonest at worst.

Your per square foot can range between $50-$95 per square depending on quality of workmanship and relevant conditions of units in the immediate area.Let me know if you have any questions.Regards,Joe Scorese

I enjoy the higher quality tenants I have apply for my houses verses my 2-families.

Young professionals looking for 1 bedrooms or in a not so great area, higher crime with lower quality tenants? 

As money builds up they are willing to take less return for a higher quality asset.Example they get 8% on 2 million investment for 160,000 a year.

A seller selling might not make a deal just on price but other terms they find important.Buyers can be serial lookers and time wasters if they are not realistic with the market.A broker/agent and an investor should talk about expectations upfront to see if they are a match for each other or not.Of course every investor wants a deal but there is a difference between finding the best quality at the better pricing in the market and wanting a pricing cycle of 3 years ago that does not exist today.

I realized that how much I was trying to pay for the quality I wanted didnt match up.  

I still didnt come up with some quality idea how to structure this partnership.
