My husband and I purchased a single family home with a ADU for 350k and spent about 100k after renovating and furnishing for short/midterm rental.

What options do we have for locking in purchase of the property NOW & him avoiding the tax hit of an immediate sale before it goes back on market next year.

Do you do wraps, subj-2, lease w/option to purchase, CFD, Owner Fin, SDIRA, Owner financed 2d mortgages, Joint Venture the deal where you bring some capital and maybe help with repairs and sell and do splitsies, ....  

Purchase price = x Cash down = 0Owner Financed amount = x  interest rate = xMonthly interest only payments to seller = x 20 yr. term = x so on and so forth with gross PP?

How long after I purchase the property do I have to move in?

I have not tried these, only one of our local property management companies uses this method.I'd be nervous about missing out on both the feedback about the unit and a chance to check out and informally interview applicants.

I'll explain...When you purchase a property with existing tenants, who have a lease in place (in MN you can also have verbal leases), you'll inherit those tenants and the leases they signed with the seller on closing day. 

I would feel safe using the security deposit on smoke mitigation on turnover which might include kill/paint purchase of ozone machine steam cleaning or replacing carpet etc. remember to account for useful life if replacing.

Would a local credit union/bank be able to support this at purchase and/or once the rehab is completed?
