Just need a little insight from someone that has done it recently or know about this topic.

Do you know anywhere on the internet I can find something to inform me on the paperwork process of wholesaling a property with a quitclaim deed that one received from the county paying the taxes owed? 

Are there any other charges or legalities I should know of?

Rents typically follow the "Common rents" of the neighborhood which your agent should know or have access to in most cases.

I know that California markets are so challenging to invest in for cash flow (which is what I am looking for as a new investor).

I know the city inside out and lived there for 20 years, visiting regularly.

Would love to hear your experience. and people have been telling me that it's currently about $150-180/sqft to build new so I don't know if it's financially viable for me to do it at this point.

So know the downsides.
