In an identical future case, this could establish the presence of the appliances before and their absence after a tenant moves out.I'm in agreement with other posters here... go after the ex-tenant in civil court (yeah, theft is a crime... yeah, it sounds like your cops are lazy... it could be worse) but as others have pointed out it's much easier to obtain a judgement in civil court.

As to meetings with other "investors" who are more of operators than investors, what you're hearing might be good or bad, folks do things wrong for years and that is what they pass on, they never knew any better and you'll just continue the same old problem.There are many older adults who lack maturity, many more lack business maturity, learn things right the first time and you'll mature into a more successful person.

After the Balloon/Term (typically 5 years or so), the loan will mature, and you'll have to renew with your incumbent lender, or refinance somewhere else.It's usually cheaper to renew it with the current lender since often times, some of the due diligence items (appraisal, etc.) are waived, and are therefore not a closing expense.

I like them in standard letter size (not in legal size) and the carbon copy makes it really easy to fill them out quickly and have identical copies with signatures for you and the tenants.The main advanatage is in their popularity.
