I’ve seen those type of transactions here in Cleveland come with penalties for selling quickly (e g <5yrs)....usually they want owner occupants in the property to stabilize the neighborhood.

Here in ATL with $1300 blue collar rent, HOA fee needs to be under $200, ideally $150 is a low'ish HOA fee for a decent rental.- Even buying houses in HOAs can be h***, re lawn mowing, house maint, painting your colors, tenant leaves camper parked in drive getting you HOA fines....In short; what out for HOAs, avoid is a good business model. ...

I intend to keep acquiring [cash flow positive] rental properties through BRRR and hold them long term.I have quite a bit of friends and family who also wants to 'invest in real estate', but don't have the time or are in geomarkets that aren't ideal for the BRRR strategy.Have any of you partnered with multiple investors to raise a fund that is specifically used for acquiring longterm rentals?
