There are a couple that look promising, but given the above I have a lot of hesitations.  

I don't necessarily have the money, but I have cash buyers at the moment, I am just hesitant to give them full details ( such as the actual address) because before I use to trust buyers before signing and then they would go between me and the seller and take the deal away from me.

Was in process of doing Cash Out Refi but now am hesitant since if I want to take out all available cash, my mortgage will most likely be making me lose money each month.

I am a little hesitant to invest in those areas because I don't really hear a lot of people talking about single-family investing in those parts.

So the distance is one of the things that make me hesitant.
