The world of real estate investment has always equally excited and scared me. 

There was some structural damage and termite damage that scared some people away.

But there are always people that fall behind for medical/health reasons and now is no different.

I'm looking at income and credit history to determine the risk of tenant defaulting or nonpayment, based on financial agility (DTI, ITR ratio, savings) and health (on-time payments, credit usage).

If it were real, the protests would not have been allowed.When the State tells you it’s safe to go to Home Depot to buy a sponge but dangerous to go and buy a flower, it’s not about your health.When the State shuts down millions of private businesses but doesn’t lay off a single government employee, it’s not about your health.When the State bans dentists because its unsafe, but deems an abortion visit is safe, it’s not about your health.When the State prevents you from buying cucumber seeds because it’s dangerous, but allows personal lottery ticket sales, it’s not about your health.When the State tells you it’s dangerous to go golf alone, fish alone or be in a motor boat alone, but the Governor can get his stage make-up done, and hair done for 5 TV appearances a week, it’s not about your health.When the state puts you IN a jail cell for walking in a park with your child because it’s too dangerous but lets criminals OUT of jail cells for their health- It’s not about YOUR health!

It'll be like paying for insurance (no difference then home insurance, car insurance, health insurance).

@Paolo Sciarra I'll echo @Todd Dexheimer and add Wilmington and Asheville (smaller markets, obviously).Additionally Greenville, Spartanburg, Columbia, and Charleston in SC are growing as well.I track population growth trends in this publicly available spreadsheet as I believe it's a very good indicator of the positive long term trends that support the MFH asset class (not the only one, but a great one).https://docs.google.com/spread...It's all based on government data and identifies both perennially high growth metros, as well as recent accelerators (Flint, Michigan - really!)

Some of them require require additional health protection equipment.

I've tried googling this but couldnt find much on it.Anyways, the prospective tenant is in the army and has mentioned that rent wouldnt be an issue since they receive a housing allowance, so seeing this student load debt being past due doesnt scare me off too much but just wanted to ask yalls opinion on this.
