I do not like the idea of giving checkout instructions (such as removing sheets, stocking washer/dryer,etc).

How would you recommend structuring the lawn care/snow removal?

You simply tell them to remove it from the rental pool for x time period and it is yours to use.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

Brie....Were you able to locate snow removal services last year? 

I was wondering if any of you factor in things like a new roof and yard work as expenses you wouldn’t have to set money aside to eventually fix/take care of and remove that from what you would normally set aside ie major/minor capex for homes without an HOA?

And that’s where they get you by the short hairs.

I removed that point from my post since the original question was about the certificates. 

At least 3 trees need to be removed at $1000-1200 each.

May want to add some clause about removal at owners expense to XYZ Tow yard when rent not paid by 1st of the month.
