I was cash flowing pretty good on all of them so getting rid of a few actually reduced my cash flow when I paid off mortgages that weren't cash flowing as well (I also used the sales to consolidate to locations closer to my house-Now I can almost ride my mountain bike to all of my properties) The bottom line for me was that the existing income was sufficient for me to resign from my career so the extra few hundred dollars was just an added benefit to the reduced management requirements.

You will find some duplexes and even triplexes in the are but they will be closer to Washington Ave.

Replace the fan with one that costs closer to $100.

The City Water Department recently (in the past year or so) changed policy and will no longer be responsible for bring water to the property line any closer than the main line for the neighborhood. 

On the other hand, you can buy cheap houses in areas where you can watch the grass grow, and pay the bills, but won't realize any appreciation for years and years.
