I chose to tap out for now and grab a chair and popcorn. 

Then, when I read Grant Cardone's 10x rule and maybe I will have a goal like him someday.  1 million in cash flow each month and 5,000 front doors etc...Remember, If you shoot for the stars, you may only grab a handful of clouds.  

If you can grab a property cheap enough here, I'd say do it, but don't buy high and pray for any appreciation.

We understand their viewpoint that if someone were to leave and we find a random person to fill that room, the girls and parents probably wouldn't feel comfortable with a. a stranger and b. having to again be responsible for now a stranger's rent if they were to also break the lease.

On father's day last year, the girls, without their mom knowing about it, pooled the change they had and gave it to me to go buy another rental.

We have one young girl who's been in one of our condos for seven years and pays about the same amount in rent every year that we purchased it for.
