Hi all, I'd appreciate your opinion on what to do in this situation - Just purchased a duplex today ( 7/6/18 ) with long term tenant paying same rate of $1100 since 2011 for a 4 bedroom 1600+ sq ft, 4 BR 2 car unit in a great location, the top school district in the state, and large yard.

This will be dependent on your having a new job where you are relocating, likely in a similar field, in your new location.

Shouldn’t be too bad.However, converting the Duplex to a four plex is a much bigger deal, I would seek out some more specific advice to your location before pulling the trigger.

So to sum it up - prioritize fit & expertise over location! 

The property is located in Plano Texas and a single family home.  3 years ago I installed matte luxury vinyl plank flooring in most of the downstairs. 

I found what looks to be a great property in terms of location and value add.

I'm currently looking into purchasing a property's who Pest and Organism Inspection Report from 3 years ago shows that it was infested with fungus in several locations - the kitchen counter, under the bathroom, the garage, and crawlspace.

My location is Highland County.

Use the cash flow for down payment of next property or do a cash out refinance and use that cash.By the way, where are you located and how are you managing the property?

If that is the going rate in your specific location you know it's good cashflow if it comes out over 1% and is below average cashflow if it comes out below 1%.
