I've never paid to advertise.I consistently use Kijiji and its very effective in Hamilton, ON,I've also had good success with lawn and window signs.Keep it up...sometimes you need to be patient.Oh and I feel for you regarding cancellation/no-shows...Ive driven an 1.5hrs through traffic to show a place and the people didn't show....man can be frustrating....but once you have some solid tenants in place, more than makes up for it!

Equally frustrating are the properties that get listed, and when you inquire, the listing agents are not calling back and when they do (3- 6 days later), say "Oh, the owner decided not to sell - no longer on the market."

With this though you need to be aware that you are not building the relationships needed to make it an easy process when you have a property under contract and it can be a more lengthy, frustrating process but I have been able to send a mass email off of the investors who took my questionnaire and gotten deals done through doing this.

Attorneys frustrate the hell out of me because they can make a deal that SHOULD take a few days take weeks OR months (Im closing on one this week that should have been done in sept.)However, that being said, I use them.

She said and I agree that this is a good list to mail to or call and offer to buy their property, because simply a landlord is most frustrated when he/she has to deal with an eviction.

Some users are quick to jump on newbies saying something to the effect of "that has already been addressed, search for it" and it can be frustrating because the truth is, I already tried that!

Im just wondering what frustrations you all have with your local REIAs and if you have found a better solution for networking.It seems to me like its just a bunch of tire kickers except for maybe 2 or 3 people per REIA.It seems to me like there is alot of "sales pitchyness" and most of what is being "taught" I already know from one book or another.So has anyone else had this type of experience?...
