Then at some point I would change my attitude, and do all the things that a landlord or a manager should do, and become the jerk.I would keep the relationship with tenants as formal as possibile, covid is the best excuse for all of us when we don't want to hang out with someone, and when a tenant is on the phone, if he/she starts talking about his/her personal life, always cut the conversation short, telling them that you would love to talk to them but you're about to go out on a meeting.

And you shouldn't care at all2. always put yourself out of the contest, using "we" or "the other owners" etc. or quoting policies that you use to treat every tenant the same way. 3. keep the relationship with any tenant as formal as possible, it is a business matter.

You must have properties in their own LLCs and you must scrupulously maintain the corporate formality between the LLCs.Insurance is very important to have, but it won't fully protect you.

Kenneth, understand this was an Auction.com deal, "under contract" does not mean the same thing, when you are winning bidder you dont have a due diligence period, its yours, you bought it. this homework needs to be done upfront, in general a quick call to the inspectors office will reveal what you want to know. in most places a formal request is not needed, unless in a big metro.
