You can pull a foot out later if it doesn’t work out.

Excavate the walls, install french drains at the footing, install waterproofing, backfill with granular (draining) material.

Expanding upon what @Hai Loc said..There's 2 ways to evaluate a Facility: 1) The Income Valuation (aka: NOI/Cap Rate = Value), or 2) Real Estate Appraisal ($/Sq Foot)Typically when you're purchasing a Facility you want to buy it as it's been performing for the past 12 months. 

Love the downtown Durham area......had 10 1/2 foot ceilings - built in 1920 - loved the history and the fact that it was conducive to the perfect floorplan.

Taxes are really high here at 13,300 for a 2,000 square foot 4 bdr house with less than .5 acre lots.

I am being denied over the phone (called two times and calling again today), but the appraisal, the seller, and CRSData are all reporting the property as RM 3-7 which allows 1 unit per 1000 square foot of lot (we are currently at 3800).
