Agreed about mission valley doing well over the long term the river revitalization projects as well as the new stadium development really excited us, of course you can’t anticipate appreciation but we think mission valley will be a desirable location for the foreseeable future for sure.

If you are struggling to find deals in your market, but have the capital and drive to obtain another property, I would research other markets based on your desired outcome- ie, midwest for cashflow, coasts for appreciation and desirable vacation destinations for STR.

It is one thing to have a good realtor, but a well rounded understanding of the neighborhoods, streets, and points of interest to potential renters is key to making sure you have a desirable property. 

I purchased the house as my first home 11 years ago (with ZERO knowledge or desire for real estate) with the intention of fixing a few things and living in it.  

They have more desirable terms, such as fully amortizing 30-year fixed, as well as Hybrid ARMs and Rehab loans.

I am a firm believer in confronting issues head on.
